WHAT IS A HOME INSPECTION?
A non-invasive visual inspection of essential components of a property to identify material defects in preparation for a proposed or possible real estate transaction. (A House Physical)
WHY DO I NEED A HOME INSPECTION?
In most cases buying a home is one of the most important decisions and largest investments you may make. You should learn as much as you can about the condition of the property such as the need for major and minor repairs, positive attributes and regular maintenance to keep your property in great condition.
HOW LONG DOES AN INSPECTION TAKE?
The average inspection takes 2-3 hours, but can vary based on condition, size and age of the property.
DO I NEED A RADON TEST?
M.E.D. Home Inspection is a PA-DEP certified test company (PA-DEP-certification #2188). Radon is found throughout the US and is the second leading cause of lung cancer. Radon levels can vary dramatically from one property to the next. High radon levels can normally be corrected and does not have to be a deal breaker. Pennsylvania State law requires radon testing and mitigation companies to be certified. Further radon information can be obtained by calling the DEP at 1-800-237-2366 or call M.E.D. DO I GET A REPORT?
Yes, you receive a personal detailed narrative report written for your inspection. Not a check list. Reports include individual sections (heating, kitchen, etc.) as well as a summary at the end listing major concerns, maintenance suggestions and general upkeep of the property.
SHOULD I ATTEND INSPECTION?
Yes, if at all possible. Personally observing the defects, positive attributes and receiving information of the operation and maintenance of the property and it’s systems at the time of the inspection is valuable. However, most important you are able to get all your questions answered on the spot.
